Design and Contractor Selection Phase

Defining project requirements
Identify the basic responsibilities of the Owner, Consultants and Project Manager
Establish and review the scope, cost and schedule of the project
Obtain proposals and review scope of work of Architect(s), Engineer(s) and their sub-consultants and recommend to Owner for approvals
Review of drawings prepared by the architects, engineers and the other professionals
Prepare the instructions to bidders and bid forms
Review of bids received along with the Consultants
Meetings with bidders and client to discuss submissions
Recommendation of award of contract

Construction Phase

Planning and scheduling
Budgeting and estimating
Review of samples and shop drawings
Review and coordinate the work of the architect and/or engineer who will be responsible for reviewing and coordinating all their sub-consultants and the physical construction work
Cost control and accounting
Regular reporting
Inspection of construction as appropriate
Reviewing work for conformity to approved design including schedule
Approvals of progress claims
Review of proposed changes with client
Review of as-built drawings
Review of site reports prepared by other consultants
Regularly updating cash-flow forecasts
